UNDERSTANDING THE DSCR RATIO.
The Debt Service Coverage Ratio is calculated by taking the property's rental revenue and dividing it by the total ownership cost — principal and interest on the loan, property taxes, insurance, and HOA dues if applicable.
Most lenders require a DSCR over 1.0, meaning the rental income must exceed the debt obligation. We work with products that allow ratios as low as 0.75 — meaning the rental income only needs to cover 75% of the debt obligation. That flexibility lets serious investors grow their portfolio significantly faster than they could with conventional financing.
